EXPLANATION OF CRID SM
COMMERCIAL REALTY INFORMATION DIRECTORY

The Commercial Realty Information Directory SM, or CRID is an index of categories divided into three groups:
  • Services & Subjects
  • Property Types
  • Owners - Investors

    An explanation of each group is found by selecting from above. In order to select any category or group, please select CRID. Each category is comprised of links to affiliated areas of InRealty SM such as RealtyBooks, RealtyStocks, RealtyResearch and other Internet sites. Similar categories are used throughout all InRealty sites providing a unique organization of real estate topics through a proprietary categorical index we sometimes refer to as CATADEX.

    Links are classified by InRealty SM and are obtained by ourselves or any user. We welcome any suggestions if they involve national information sources. (Simply ADD a site.) We do not include local firms as part of our directory, but companies are encouraged to become Sponsors.

    SERVICES and SUBJECTS (TOP)
    This group of categories in the Commercial Realty Information DirectorySM, or CRID, is the largest one with about two dozen categories. It recognizes that real estate is a multidisciplinary field, composed of multiple subjects and services.

    Services and Subjects are considered interrelated and are therefore included as one group. For example, the subject of accounting is serviced by accountants, and appraising is performed by appraisers. Subjects and services are listed alphabetically. Help us increase the number of categories by suggesting links for us to add.

    PROPERTY TYPES (TOP)
    In this category group, there are over one dozen major types of commercial and investment properties. Some of these categories include some references to related property types. For example, multifamily is synonomous with apartments. Industrial properties include warehouses and manufacturing centers, but not self-storage which is a separate category. As we gain more reference material, more property types will be added. Further, we hope to have subcategories for certain property types. For example, office properties can be divided into downtown and suburban offices. Retail properties are divided into regional malls, shopping centers and factory outlets in RealtyStocks, but not yet in CRID. Again, it relies upon having more information, so please add additional sites for us to consider.

    INVESTORS / OWNERS (TOP)
    The types of investors for investment and commercial realty vary considerably. Real estate investors range from individuals with modest equity amounts who, proportionately, may require a large amount of debt, to large institutions that often pay in all cash. Institutional investors normally include banks, corporations, insurance companies, pension funds, pension advisors (investment manager) or REIT's. However, trusts, endowments, syndicators and other entities may also be considered to be institutional. In addition, there are some very wealthy developers, individuals and families, though not usually considered to be an institution, that invest in institutional quality real estate.

    Owners and investors are often synonymous, although there are exceptions. For example, an investment manager, advisor or investment banker may acquire an investment property or pool (group) of properties for another entity such as a foundation, trust or pension fund plan sponsor. The acquiring entity is not the owner, but merely the investor. There are other owners, of course, who self invest. Examples of "Owners" are: Corporations, Developers, Pension Fund - Plan Sponsors and Real Estate Investment Trusts (REIT’s). At times we may refer to this group interchangeably as either Investors or Owners.

    The preponderance of investor information on the Internet is expected to be concentrated among certain public companies, especially REIT’s. The Web allows such entities to provide their annual and quarterly reports, SEC documents, press releases, property inventory, stock information, etc., all easily accessed online which can help alleviate work for their investor relations group. Unfortunately, information on private firms and larger companies where real estate is only one facet, such as with insurance companies and banks, is expected to be less accessible on the Internet.
